Lobby Directory Panel

Panel mounted in the vestibule or lobby with a button or touchscreen for each unit. Visitors select the tenant, the call rings in the unit — on a handset, wall monitor, or smartphone app.

Video Door Station

Camera at the front door so tenants see who's there before answering. Weatherproofed for NYC outdoor installation. Wide-angle lens to cover the full entry area.

Electric Strike or Mag-Lock

Apartment Building Intercom Questions

We stage the installation so the building is never without a functioning entry system. The new panel is pre-wired and tested before the old one comes down — the cut-over itself takes under an hour. We typically schedule the final switchover during a low-traffic time (mid-morning on a weekday, for example) and notify tenants in advance. During installation of new wiring or door hardware, the existing system remains operational. We don't leave a building without an entry system at any point during the project.
Each unit is configured independently. When a visitor presses the button for Unit 3B, the call rings only on the phones registered to that unit. Tenant A can't accidentally answer a call for Tenant B. Each tenant sets up their own device in the app — the system admin (building owner or super) manages the directory from a separate admin account. If a tenant moves out, the building owner removes their account and adds the new tenant. No cross-unit visibility at any point.
It depends on the wire gauge and condition. Standard 4-wire 22AWG or 18AWG cable can support audio and simple video intercom systems — we test conductivity and check for shorts before committing to reuse. Aiphone's JO and JB series, which are popular for NYC apartment buildings, work well on existing 4-wire infrastructure. For IP-based systems with smartphone answering and HD video, we typically need to run Cat5e or Cat6 — but we pull that through the existing conduit where it's present, minimizing disruption. We'll tell you honestly during the site visit what's reusable and what needs new cable.
Yes, and this is the best setup for most multi-unit buildings. Tenants enter with their key fob — no intercom call needed. Visitors use the intercom to call a tenant and get buzzed in. Both systems share the same electric strike or door release hardware, wired from separate controllers. This eliminates the problem of tenants buzzing themselves in (which is a security gap) and keeps the intercom exclusively for visitor entry. We install and coordinate both systems together, handled as a single project, so the integration is clean.
It depends on the system. For IP-based intercoms that route calls through the internet to smartphones, an internet outage means smartphone answering is unavailable — but the system can be configured to also have local SIP extensions (in-unit handsets or monitors on the local network) that continue to work. For wired audio systems with in-unit handsets, internet is not involved at all — these continue working through power outages as long as the panel has battery backup. We specify fail modes for every building during the design phase. For buildings where downtime is not acceptable, we can configure local fallback paths so the system remains functional even without internet.
