Common Questions — Co-ops & Condos

Most co-op boards require an alteration agreement (signed by the shareholder and building management), a contractor license number, a certificate of insurance naming the co-op corporation as additionally insured, and a written scope of work. Some boards also want a method statement describing how the work will be done. We provide all of these as standard — shareholders and property managers can request our documentation package before submitting to the board. We've worked in buildings that require 30-day advance approval as well as buildings with a 48-hour turnaround process.
This depends on the system type and the condition of existing wiring. Audio intercom replacements can typically reuse existing 2-wire or 4-wire runs — we test the wiring before committing. For video upgrades, the existing cable may or may not be sufficient depending on gauge and condition. For IP/smartphone-based systems, Cat5e or Cat6 is required, which usually means new runs — but in most NYC co-op and condo buildings, there's a riser or conduit path we can use to minimize wall work. We provide a clear assessment during the site visit.
We check for fire door hold-opens and alarm panel connections before touching any door hardware. Magnetic lock and electric strike configurations must comply with NYC fire code — exit doors are fail-safe (unlock on power loss or fire alarm activation). If the building has a fire alarm system, we verify the interface before modifying any door hardware. We don't cut corners here — it's both a code requirement and a practical safety issue.
For a building with 10–30 units, the lobby panel and door station work typically takes one day. In-unit handset or monitor installation adds time depending on the number of units — we schedule these by floor or in batches to minimize disruption. For buildings where access to individual units needs to be pre-scheduled through management, we provide a building-wide schedule in advance. Most condo building installs are complete in one to two days.
The answer depends on the system. For traditional wired audio systems, there's no ongoing management — handsets work, lobby panel works, done. For IP-based systems with smartphone answering, there's an admin account held by building management and individual accounts for each unit. The building admin can reset unit passwords, add or remove users, and update the lobby directory. Individual shareholders manage their own device registration. We configure the admin structure during setup and train management on the interface before we leave.
