Sheet 05 / 08 . Scope of engagementNot bundled into every job. Requested when the situation calls for it.

When customers request this

Six scenarios cover the great majority of mapping jobs
Section 1.0
CASE-01

You bought the building

No documentation from the seller, installer unknown. Know what exists, where it goes and what condition it is in before you sign or take over.

CASE-02

Tenant improvement planning

Your architect or GC needs to know what is in the walls before cutting. We document the existing plant so the buildout avoids damage and plans re-use.

CASE-03

Insurance or compliance

Your insurer, lease or an audit requires documented cable plant condition. PDF reports suitable for submission, with test results tied to each run.

CASE-04

Resolving a recurring issue

Intermittent drops, repeated repairs, a mystery plant. Mapping shows the real topology and usually the root cause, instead of chasing symptoms.

CASE-05

Legal, HPD or dispute matters

Disputes over installed work or lease disagreements. A written as-built with timestamps that stands up in court or arbitration.

CASE-06

Office move or lease exit

Document what stays behind when you leave, or baseline a new space before you move in.

Appendix A: Frequent questions

Cable tracing & documentation
7 items
A.1Is this included when you install new cable?
No. It is a separate service. New installs always ship with Fluke test reports and labeled patch panels. The full floor-plan mapping deliverable is something you request when you need an as-built of an existing or unknown plant.
A.2What does it cost?
It depends on building size and cable count. A single-floor office with 20 to 50 cables is typically a half-day survey plus compilation. Multi-floor buildings scale from there. Fluke testing and binders are add-ons. We quote a fixed price after a brief scoping call.
A.3How long does it take?
Small to mid-sized sites: one day on site, with the report inside a week. Large multi-floor buildings: 2 to 3 weeks total. We can rush when a closing or lease date is driving the deadline.
A.4Can I see a sample first?
You are reading one. Download the PDF and Excel. These are the same files a client receives, with client details redacted.
A.5Do you need our floor plans?
We work from what you have: PDFs, DWG files, even photographed paper plans. With no plans we can sketch floors during the survey, but that adds time and cost. Existing plans save real money.
A.6Will it hold up for insurance or legal matters?
Yes. The PDF is built for insurance claims, lease disputes and legal matters, with dated survey records and test results tied to every run. For affidavits or expert testimony we coordinate with your counsel.
A.7Do you fix what you find?
The survey is diagnostic. Every deficiency is listed with its cause. Repairs are quoted separately, so you know exactly what the mapping covered. The deliverable is yours to hand to any contractor.
