Residential Access Control

Access Control for NYC Rental Properties

Tenants cycle in and out — keys get copied, lost, and never returned. Seneca Security installs key fob systems, video intercoms, and smart locks that let you manage access without cutting new keys every time a lease turns over. Licensed low-voltage installation, no DOB headaches, built for NYC rental realities.

What Makes Rentals Different

Key Considerations for Rental Property Access

A rental building is a revolving door — literally. Managing physical keys across dozens of units, multiple entry points, and constant tenant turnover creates security gaps that cost landlords time and money. Here's what we account for before every installation.

Tenant Turnover & Credential Revocation

When a tenant moves out, a fob or PIN can be deactivated in seconds from a web dashboard — no rekeying, no locksmith call, no hoping they returned all copies. This is the single biggest operational win for landlords managing multiple units.

Pre-War & Brownstone Construction

Most NYC rental stock — five-story walk-ups, converted brownstones, pre-war elevator buildings — wasn't built with low-voltage wiring in mind. We assess existing conduit, intercom rough-in, and door frame tolerances before specifying any hardware. No surprises mid-install.

Multi-Entry Points

Rental buildings typically have a front vestibule, a secondary side or rear entrance, a basement, and sometimes a laundry or storage room — all of which tenants expect access to. We map every entry point and integrate them onto a single access panel so nothing is an afterthought.

Delivery & Vendor Access

Package theft is rampant in NYC rentals. Video intercoms with door-release capability let tenants buzz in couriers remotely, and temporary PIN codes let recurring vendors — super's contractors, pest control, inspectors — enter without a permanent credential tied to them.

NYC Fire Code Compliance

NYC fire code requires that electrically controlled egress doors fail-safe — unlocking automatically on fire alarm signal. We wire every electric strike and magnetic lock to integrate with the building's existing fire alarm panel so your install is compliant on day one, not a liability.

Building Super Coordination

In a rental building, the super is often the de facto access manager — letting in contractors, handling lockouts, accepting deliveries. We provision super-level credentials with elevated access schedules and train supers on the management portal so day-to-day operations don't depend on the landlord being available.

Hardware & Systems

What We Install in NYC Rental Buildings

Every product we specify is selected for durability in high-traffic rental environments, compatibility with NYC building stock, and ease of remote management by landlords who aren't on-site every day.

Key Fob & Proximity Card Systems

13.56 MHz MIFARE or HID proximity credentials that can't be cheaply copied at a hardware store. Issue one fob per tenant per lease; deactivate instantly on move-out. Audit logs show exactly who entered and when.

Video Intercom Systems

IP-based video intercoms at the vestibule let tenants see and speak to visitors on their smartphone — no proprietary handset required. Works on any NYC building's existing wiring infrastructure or new Cat5e runs where needed.

Smart Locks for Unit Doors

Keypad and Bluetooth smart locks for individual apartment doors eliminate physical key handoffs at move-in. Temporary codes for showings, cleaners, or maintenance workers expire automatically — no chasing anyone for keys back.

Electric Strikes & Mag-Locks

Installed at vestibule and secondary entry doors to enable remote release without replacing the existing door hardware. We spec fail-safe mag-locks on egress paths and fail-secure strikes on non-egress doors per NYC code requirements.

Access Control Panels & Cloud Management

Centralized controllers that tie every reader and door into one platform. Cloud-based management portals let landlords add, remove, or schedule credentials from a laptop — useful for portfolio landlords managing buildings across multiple boroughs.

Buzzer & Intercom Upgrades

Many NYC rentals still run on decades-old 2-wire buzzer wiring. We can retrofit modern IP video intercoms onto existing wiring runs in most cases, saving the cost of full recabling in occupied buildings where running new wire through finished walls is disruptive.

How It Works

Our Installation Process for Rental Properties

We keep tenants informed, minimize hallway disruption, and get every door back online the same day we touch it.

01

Site Walk & Entry Point Audit

We walk the building with the landlord or super — vestibule, stairwells, secondary entries, basement, laundry room. We note door types, existing wiring, panel locations, and any HPD or DOB considerations before writing a single scope line.

02

System Design & Hardware Spec

We deliver a written proposal specifying exact hardware, wiring approach, credential types, and the management platform. No vague line items. You know what's going in, where it's going, and how it ties together before you sign anything.

03

Licensed Installation

Our licensed NYC low-voltage technicians handle all wiring, reader mounting, controller installation, and fire alarm integration. We schedule around occupied units, keep common areas clear, and restore every door to operation before we leave for the day.

04

Credential Setup & Handoff

We program existing tenant credentials, walk the super through the management portal, and document the system for your records. We leave you with a working system and the knowledge to manage it — not a dependency on us for every future change.

Common Questions

Access Control FAQs for NYC Rental Properties

Low-voltage access control wiring in NYC generally does not require a DOB permit on its own, but the work must be performed by a licensed low-voltage installer. If the installation involves modifications to a fire alarm system — which is required for fail-safe door hardware — that work must be performed by an NYC-licensed fire alarm installer and may require a DOB filing depending on the scope. We handle the licensing side; you don't need to navigate that yourself.
In most cases, yes. Several IP video intercom systems are designed to operate over existing 2-wire runs, which is common in NYC pre-war rental buildings. During the site walk we test the existing wiring to confirm it can carry the signal load. If the wiring is too degraded or the run lengths are too long, we'll tell you upfront and scope out the recabling — we won't promise a retrofit and then change the scope mid-job.
Immediately — it's a few clicks in the management portal and the credential is dead within seconds. You don't need to be on-site, you don't need to call anyone, and there's no locksmith bill. This works for fobs, PIN codes, and mobile credentials. If you're managing a building with frequent turnover, this alone typically covers the cost of the system within the first year compared to rekeying expenses.
Cloud-connected access control panels store credentials locally on the controller, so fobs and PIN codes continue working through an internet outage — tenants aren't locked out. The remote management portal won't be reachable during an outage, but no tenant loses access. Video intercom door release also typically operates on a local network connection separate from the internet. We explain the exact failover behavior for the specific hardware we install so there are no surprises.
Yes. Smart lock installation on unit apartment doors is a standalone scope — it doesn't require changes to the vestibule or building entry system. Many landlords start with unit-door smart locks to solve the turnover key problem, then upgrade the building entry later. We can phase the work however makes sense for your budget and timeline. Note that NYC rent-stabilized and rent-controlled tenants have certain rights regarding lock changes, so we recommend confirming your lease terms before proceeding on regulated units.
We install throughout all five boroughs. A significant portion of our rental property work is in Brooklyn and the Bronx — two- to six-family brownstones, pre-war six-stories, and newer construction rental buildings alike. The access control and low-voltage licensing requirements are the same citywide, and our crews are familiar with the building stock across Manhattan, Brooklyn, Queens, the Bronx, and Staten Island.
