DoorKing (DKS) is the dominant telephone-entry brand for NYC gated residences, parking garages, and small-to-medium multi-tenant buildings. The 1800 and 1830 series panels have been standard installations for decades, and the 9000-series gate operators run countless driveway and parking entries across the five boroughs.
The POTS-line sunset is the dominant service story for 2024-2026. Verizon and other carriers are retiring the analog copper lines that DKS panels depend on. Cellular conversion (the DKS Cellular Kit on the existing panel, or a new panel on cellular or VoIP) is the primary engagement. For buildings not yet affected but anticipating the switch, we recommend pre-upgrade planning.

1800 Series Telephone Entry
The DKS lobby panel line. Keypad plus optional directory, dials the tenant's phone when a code is entered, strike relay on the panel fires the door.
1830 Series (larger multi-tenant)
Telephone entry and access control for apartment buildings and gated communities, programmed from a PC or the DKS Cloud Account Manager. The 1835 stores up to 3,000 phone numbers and expands to 48 access points with Tracker boards.
Access Plus Series
PC-programmed versions of the DKS 1800 panels, managed with the Access Plus Account Manager software. Voice and programming run over cellular, VoIP, or a phone line, which makes them a common replacement when copper is retired.
9000 Series Slide Gate Operators
DKS slide gate operators for driveway entries, parking garages, and gated communities, from the residential 9024 and 9050 to the commercial 9100 and 9150 and the maximum-security 9200 Series. DKS swing gates run on the 6000 Series.
Access Controllers and Card Readers
The 1520 and 1524 standalone card readers for single doors and gates, and the 1838 Multi-Door Access Controller for buildings that need access control without guest calling. The 1838 expands to 48 doors with Tracker boards.

Panel will not dial after Verizon POTS retirement
Verizon and other carriers are discontinuing analog POTS lines across NYC. DKS 1800 and 1830 Series panels still wired to a copper line go completely silent when it is cut. Fix is the DKS Cellular Kit or a VoIP connection on the existing panel, or a panel replacement.
Affects: 1800 and 1830 Series panels on retired copper lines
Controller board failure on 10+ year panels
Main board inside older 1833 and 1835 panels fails after years of weather and surge exposure. Board replacement preserves the directory programming when possible.
Affects: 1833, 1835 pre-2015 installs
Keypad buttons stuck or unresponsive
Outdoor keypads take thousands of presses in weather. Specific keys stop registering or stick closed. Keypad swap is cheap and same-visit.
Affects: All DKS panels with heavy daily use
Gate operator cycling without command
DKS 9000 Series slide gate operators sometimes cycle open or close without input. Usually a stuck limit switch, failing loop detector, or interference on the receiver.
Affects: 9000, 9100, 9150, 9200 Series outdoor installs
Directory programming lost after power event
Lightning strike or sustained power loss can wipe panel programming on older models without battery backup. Restore from backup if available or rebuild from current roster.
Affects: 1833, 1835 pre-2018 without backup programming
Cellular signal dropout on converted panels
Panels on the DKS cellular option occasionally lose signal in dense NYC construction or where the carrier network has shifted. Antenna relocation or a signal booster fixes most cases.
Affects: DKS panels on cellular in indoor or below-grade locations
The Service Specifics
DKS has strong US dealer and distributor support and current parts supply. The POTS-sunset issue is the dominant upgrade conversation for 2024-2026. We service DKS systems and can quote cellular conversions directly.
Smaller 1800 Series panels are programmed at the keypad or by touch-tone phone. 1830 Series panels use the DKS Cloud Account Manager or the Windows Account Manager, and Access Plus panels use the Access Plus Account Manager desktop software. Either way, the critical hand-off item at property management transitions is the programming login and a current database backup.

1990s and 2000s 1800 and 1830 panels
Older DKS panels still in long-standing NYC installs, many still programmed over a phone-line modem. Parts are getting harder to find; most calls lead to a current 1830 Series or Access Plus panel.
DKS cellular devices on the 3G network
DKS cellular devices built before January 2021 ran voice over the AT&T 3G network and return a busy signal once 3G is shut off. DoorKing offers a service upgrade; we identify the board revision and handle the swap.
Older 9000-series gate operators
